Despite a dip in June, benchmark home prices in Okotoks remain above average compared to last year.

The latest report from the Calgary Real Estate Board (CREB) shows a decrease in the total residential benchmark price of homes, $615,800 in June compared to $621,400 the month prior.

A decrease in sales was also seen not only in comparison to the previous month (72 in June compared to 75 in May) but also in the last three years, with a 17.2 per cent decrease compared to June of 2023.

Limited supply had seen a steady increase in benchmark prices over the last few months, with the 81 units in inventory during June 2024 being 56 per cent lower than expected at this time of year.

High River’s steady increase in benchmark pricing continued last month, sitting at $483,000 in June, correlating with a steady decrease in inventory.

The 30 units available in May was a 37.5 per cent decrease from June of 2023.

Sales saw an increase compared to last year, with 32 in total.
